Considering Purchasing Real Estate in Jacksonville

Friday, May 30th, 2008

Jacksonville, Florida is an economically diverse and thriving city, ideal for relocation or investment. Jacksonville Beach condominiums are popular among families, retirees and working couples, and these properties provide excellent access to all that Jacksonville has to offer. Our Jacksonville Beach and Jacksonville real estate developments are varied and include some spectacular finds, including downtown lofts, and ocean view condominiums.

It is not hard to understand why home buyers are looking at the Jacksonville Real Estate market. The climate, recreation, and job growth in North East Florida is flourishing. Homes for sale in Jacksonville are very popular with home buyers from all around the country. Although it seems it has been awhile since the Super Bowl was in Jacksonville, the city has not stopped growing and building new homes. All of these factors continue to draw people and businesses to relocate to Jacksonville, making for a solid real estate market.

The abundance of land on the Southside of Jacksonville and on the Westside of Jacksonville has led many developers to create some very wanted new neighborhoods. Along the J. Turner Butler corridor toward the beaches on the Southside, there is a large selection of new homes for sale. The more popular neighborhoods on the Southside include Jacksonville Golf and Country Club, Deercreek Country Club, Deerwood Country Club, Hampton Glen, East Hampton, Hampton Park, Reedy Branch, Old Mill Branch, Pablo Bay, The Woods, and Timberlin Park just to name a few.

On the Westside, Jacksonville’s southern roots sometimes become a little more apparent. The development of the Westside of Jacksonville, took off when the Cecil Airfield Base closed. Oakleaf Plantation is a DRI (development of regional impact) that has had tremendous sales. Two other very popular areas that buyers tend to look at are Argyle Forest and Eagle Landing.

Jacksonville also has some historical neighborhoods as if San Marco, Avondale, Riverside, Springfield, and Ortega are undergoing revitalization. Many of the older homes in these neighborhoods feature distinctive architecture and style. Government incentives and renewed interest of these homes in these neighborhoods are allowing them to be restored to their original splendor.

It is often a struggle for parents to find a home in a neighborhood with quality schools and not having to settle for less of a home. This is the time you would want to seek out a Jacksonville real estate agent. These very important factors of schools and local businesses make living in Jacksonville very desirable.

Random Negotiating Won’t Pay Dividends

Friday, May 23rd, 2008

Once a job offer is made, a lot of people think they have no basis for negotiating but they would be surprised, with the right approach, that they can often secure compensation packages beyond what they thought was possible. A key point to remember is that negotiating more at the start of a job can turn into a substantial amount of increased earnings over the course of several years. Once people achieve an increased level of earnings, they tend to maintain that difference over where they were for several years.

The negotiation process we recommend at ITS is easy to use. Based on our thousands of negotiations, it was carefully developed to be easy to use. It is based on common sense and the art of soft selling, so that you get what you want without offending the employer in any way.

There are five key areas you want to consider:

(1)   The initial offer, can you get it increased by 10% to 30%;

(2)   The responsibilities, can you expand them to a larger job that would pay more;

(3)   A signing bonus, which can be 10% to 30% of the salary in some cases;

(4)   The benefits, is the company willing to extend;

(5)   Stock options, whether they are available, and under what terms.

ITS gives job hunter’s guidance in each of those areas. There is also a lot of information on salary surveys to give you current information on which to base negotiations, and a cost-of-living comparison of various areas for those who are relocating. Senior level job seekers will be especially interested in the discussion of the various types of stock options and grants, exit strategies and severance agreements, and a dozen or so other benefits that can be a significant part of the total compensation package.

ITS offers Personal Marketing Services that goes far beyond Outplacement Career counseling. ITS uses its own unique technology to give job seekers access to as much as 85% of the advertised openings, including those from newspapers, recruiter openings, job boards, employer sites, and trade magazines. It also provides access to the unadvertised job market among employers, recruiters and growth companies.

Searching for Legal Help

Monday, May 19th, 2008

I am looking for a good personal injury attorney. Chicago seems to have many of them, and I am wondering who is generally able to obtain the largest average settlement or judgment. (It would be awesome if these kinds of statistics were released!) My case is extremely complicated, and pertains to ‘injury’ caused by day-in and day-out wear & tear on my knees caused by a cement floor and a “no sandals at work” policy. Anyway, if someone could please pass on their recommendations, I will be sure to give a call to whomever you recommend.

Accolades of Law School

Monday, May 19th, 2008

Few law schools are better than the one at the University of Chicago. Medical malpractice attorney Jason Kroot is at the head of the class when it comes to teaching how to litigate and settle complicated cases involving questions of medical malpractice. An industry veteran, he maintains that the most important thing an individual can do to receive proper attention from a wrongdoer is to seek legal representation early. He cautions, “Many people come into my office six months, a year, or even two years after a medical mistake has impaired their health. While we are generally able to help them seek settlements from employers and malpractice insurance companies looking to save on costly litigation, we do a lot better with patients who know from the get-go they are entitled to compensation and will seek out.”

Teach Your Kids How to Defend Themselves

Monday, May 19th, 2008

The other day I was reading something in the Miami Herald about the declining bullying in schools in Miami. Optional, standardized martial arts training in schools might be to thank for the trend. Since 2004, over 80 elementary and middle schools have begun to offer after school martial arts instruction in Miami. Mixed martial arts, which blends the best self-defense aspects of many martial arts, is credited with instilling would-be bullies with respect and high self-esteem while giving would-be bullied children the know-how to stand up to anyone who might give them a tough time.

Start Your Martial Arts Training Early

Monday, May 19th, 2008

I was wondering whether or not to send my child to an accredited MMA martial arts studio for kids in Miami or not. Kids karate in Florida seems to be experiencing a tremendous surge in popularity, and I’m wondering whether all the hype is real or not. If anyone could share their experience with me, I would greatly appreciate learning about it – specifically what the best karate school in Miami is, and about how much I can expect to pay for it.

Using Video for Enhancing Performance

Monday, May 19th, 2008

In the past, the Miami Dade High School basketball team has made its own training videos for sports athletics videos. Last year, however, the team used professional video production services to make a concise video of the strategies and plays their opponents were willing to advertise to the camera. That way, players were able to learn about their competitors simply by watching TV. The team went on to be the best team in the league and owe much of their success to the quality of the video that was produced for them by a great southern Florida video production company in Miami.

Selling a House can be Stressful

Sunday, May 18th, 2008

Whether you’re buying or selling a home, whom you choose as your real estate broker or real estate brokerage makes all the difference in the world – whether in a buyer’s market or seller’s market, bubble or bust. It is important that they be a licensed realtor. This means they will have an understanding of how to value luxury, historical, or other specialized properties. In Charleston, real estate agent Lee Keadle gets my vote for the best. He has helped me buy and sell four homes, and each time I have sold for more than I asked and paid less than was asked for each home – truly a midas touch.

Commercial or Corporate Video? Which is Better

Wednesday, May 14th, 2008

I want to make a commercial with the best video production company in Florida, but I want it to be cheap. But a Video production company in Florida are a dime a dozen as far as businesses go, so I want to know who’s produced what and just how good it looks. Some company with experience producing, taping, and filming commercials, advertisements, short films, training videos, etc. would be an ideal match, as I am looking to make a product demonstration (not an infomercial) video for a product that I will be launching for sale in several malls across the country beginning this May. Any help is greatly appreciated!
